I do not tie up properties under contract while I shop them to other buyers, and I do not renegotiate after inspection unless something material changes.

I can pay cash or structure seller financing if that puts more money in your pocket over time. Some owners want out clean. Others want monthly income without the headaches of management. Both work for me.
